So, really, it's very property specific if you can or can't get a conventional mortgage on it.By contrast, and REO that has had vagrants come in and strip out all the copper pipes, steal the oven, etc, that's a no go.

Anyone ever have a great deal (verbal) going with a seller and have the seller consult their attorney about the upcoming transaction and have the attorney steal the deal?

For toilets, I'd been using the 1.28 gpf type, but a fantastic .8 gallon per flush toilet is now on the market, it's called the Niagara Stealth, and it should be purchased at Home Depot(otherwise you're gonna pay like $50 or more to ship it somewhere.)

It doesn't mean you have to steal the property, you can be fair, but it has to be the right property. 

@Rob Lane, @Michael Healy mentioned earlier in the thread that in Massachusetts, discount policies like that are also illegal since it's just a stealth late fee. 

Maybe I won't steal the property but when im looking to buy I usually have no shortage of chances to buy solid performing rentals that don't normally require a boatload of re-hab. 

My concern with this, is since I don't currently have any properties under contract, I don't want to give them the address of anyone I may be in communication with, as I don't want them the steal the property from under me.

I figured they are hoping a sucker comes along and buys it for pie in the sky prices.Others will think your out to steal the property from them and get pissy.
