I just sent my resume to someone looking for a "leasing specialist".  

They have split, and he want to resume payments on the house.

I personally wouldn't go nuclear at this stage but that's up to you. 

@Sam OwensSince you are a first time investor, I would suggest assigning the property "as is" instead of undertaking a rehab.Unless you have funds on your own or you personally know people with money, it will be hard to get money, even from private lenders, unless you are willing and able to put some "skin in the game" (money down.)You build up your experience and resume as an investor by doing a few wholesaling or assignment deals to start with.Also don't second guess what potential buyers would be willing to pay for the property.

Also, Kevin Johnson's mayoral term ends in three months; allowing him to resume Oak Park development after a 8 year hiatus.

There are legit teachers out there that help people pass licensing exams or set up their business, but any time you're looking at someone that has a resume that makes no sense for what they are doing...scroll past. 

That sounded like I was writing a resume lol. 

I am very "Green" in the REI world, I have absolutely NO background in it other than the past 3 weeks of reading and trying to educate myself on different ways of REI and how to get started when you are as green as I am:) I work at Oconee Nuclear Station as a Quality Control Inspector and came across BiggerPockets just from doing research on the subject.

Come prepared with a business plan or some sort of resume of your experience and plans.

A broker who focuses on 100+ units won't serve you as well as one who specializes in smaller properties- Show you're serious right off the bat with a proof of funds, real estate "resume" of your past/current holdings, etc.- You can look on LoopNet for who has the most listings.
