My understanding of Union City is that its a lot like Jersey City. 

If the property is in New Jersey, prepare yourself to learn as much as you can about what you can and can't do.

I don't invest in Jersey but for rentals central jersey is a solid area from what I have seen.

It gets cold where I reside in New Jersey for about 4 to 5 months per year. when this occurs I would like to have a place I can go and not have to worry about the high cost of living, taxes , close to a beach as well as not having to worry about security and maintenance . 

I'm going to a REI tonight in North Jersey trying to get a glimpse of the market there and I'm going to venture north and west until I find the numbers that I'm ok with.
