New REI . Georgia and New Jersey Markets ?

Hello !

I’m fairly new to BP and real estate investing in general, but I’m beginning to familiarize myself and build a portfolio. My family currently owns properties in New York and Georgia, so I’m pretty much attempting to piggy back off of that to expand what we already have.

More specifically, I was interested in diving into both the New Jersey and Georgia markets, but am not limited to just these two states.

Would anyone be able to let me know which neighborhoods are booming right now or that you see great potential for? Or any neighborhoods to steer always from?

I’m also open to any/all strategies although I wanted to prioritize wholesaling and potential rental properties. Looking to start building cash flow more than anything.
