I have had countless tenants that put out their butts on the window sill and countless others that put them out on wood floors.

In the end you'll have a drained bank account, a bunch of fancy paperwork you'll never use, high level theoretical knowledge on countless subjects that don't apply to today's market, and still not know where to begin.
