My partner and I are looking at a 10+ bed assisted living facility that was originally a 3-4 unit property.

I have to think though a lot of your deals dont or wont close because of what is found out when a  buyer actually views the property.. and then we get into what do you tell the seller about who is coming through the home  your partner ??

Meaning me and my partner  would have to eat that loss and come out of pocket to augment the rent to pay the full mortgage for at least a decade or so .

The other option is to try and bring on another partner as well

She also dislikes meeting contractors in sketchy neighborhoods alone as a woman and would like a partner in this game.
