How to land funding.

I’m trying to get started in real estate investing. I went to the bank to get a pre approved letter as and was denied bc of my income.  My income has dropped significantly bc I chose to sell my business and take a more relaxed job so I would stop killing myself.  I have quite a bit of money in my savings about 5x the amount I was asking for. Really don’t want to use my money would rather use the bank money. Also my credit score are 820 across the board.  Any ideas on how to land funding so I can get started? Also, once I get my first house, how am I gonna get my second if they’re basing it off my income?
