You could also try to find a seller who wants to do seller financing and take a risk on you, which would be challenging to find.

An other advantage of paying with credit card may be that you will not have to send the provider a 1098 tax form (only an issue if the total yearly amount is over $800). 

My biggest road block right now is finding a PM company.

You won't find a deal where you live for free, but if you can live in a great neighborhood at a reduced cost of living that is a nearly risk free way to get started in real estate. 

If they don't respond, give them a 30-day notice of termination and find a tenant that's more responsive.

I find myself over whelmed with a sistuation that I am currently facing. 

Huntsville is a challenging market given the price points but I've had clients find good success in the suburbs.
