Attempt to outsource everything that does not involve me sitting at the dinner table with a seller because that where I make my money.

He comes twice a year mainly to do a quick walk through and then we go do dinner and wine tasting etc.. 

What we've found is that, just like you and I, the first place everyone goes when their motivated to find solutions & answers is online, even when they about to lose the house and have direct mail laying on the dinner table.Online ads are ideal in many ways because you can target the exact type of client you want, in the exact area you want, when they are motivated, and usually for cheaper than other advertising forms versus time and return.  

There are a ton of great restaurants, bars, and breweries in south city, so just go out to eat for lunch or dinner at the highly rated ones and see which areas you like spending time in.

I have a good supply of Starbucks on hand so all is well here.I do miss going out to dinner and etc., though (lifestyle impingements).And I do realize this is mentally and financially hard on so many--hang in there--and ride the waves as they come in, and do the best you can (that's all anyone can do).And riding this thing out in beautiful Oceanside is a lot better than riding it out Wuhan China where they are welding people into their homes (the glass is either half-full or half-empty).Good Luck!

I will be in town this 4/21-22/2016 Thursday and Friday if anyone wants to meet up and grab dinner or a drink.

So rest assured, their Christmas dinner should not be affected by the broken oven

And for sure if you have to be home at 5pm to cook dinner every night it won't work on the Resi side.Commerical or leasing is a 9 to 5 and not many weekends gig... start as assistant and see how you like it...

It would even make sense to have someone you meet at REIA go over the deal and see what he/she thinks about it (someone different from the seller, natch :) (And yes, you should slip him some money for his time and/or at least treat him to dinner).You should also go to a bank/credit union and get pre-qualified for a mortgage.
