Fulltime Wholesalers: How long did it take you transition to wholesaling Fulltime?

For those of you who created a wholesaling business, how long did it take you to transition from your 9-5 job into working for your own wholesaling business full time?

How long did it take in months/years and how much money was dedicated to marketing/lead generation etc per month?

I became a full time wholesaler because I needed something I could do from home while I cared for my wife, who had been diagnosed with stage 3 breast cancer. It was either quit my job and stay home, or hire someone full time.

I actually got started as an Acquisitions Manager for a Buy and Hold investor who taught me the Real Estate Ropes. It was during this time I wholesaled my first property with tips I'd picked up on Biggerpockets, and the help of my first Colleague. 10k assignment fee, of which I got 10%. When I saw that other 9k go to someone who had done NONE of the work, I decided to launch out on my own.

By the end of our year of Cancer/Chemo hell, I was earning more (most months) than I had at my last full time job. But I had the luxury of not having to earn full time money that first year.

At the start of the second year, I partnered with someone I met on BP who taught me how to double my income by utilizing different exit strategies and not throwing away any leads. I also got to focus solely on lead gen while he was out locking up deals.

And finally, ever since the BP conference in March, I've had people contacting me to help them with their marketing, coach them through wholesaling 101, and building websites. It's become another viable income stream.

So I'd say it took me about a year, but my business model includes more than just wholesaling. My marketing techniques have changed over time too, which ends up saving me money
