But at the same time, a long time horizon more or less takes out some of the concern as to whether today or tomorrow is a good time to buy.Seems to me its prudent to be cautious on whether to buy, but at the same time I dont see any reason to stop all together because you are worried about a correction.

It's hard to see prices dropping with the inventory being so low with no surge increase in inventory that I can picture on the near horizon. 

I'm also reading: Using a Limited Liability Company for Real Estate Investing (just picked it up today) by Sarah E Holmes, Commercial Real Estate Investing for Dummies by Peter Conti and Peter Harris, and How Not to Be Wrong The Power of Mathematical Thinking by Jordan Ellenberg (which I've put down for a bit now but need to pick up again).Reading is great and I don't mind reading all about commercial real estate, I just feel I need to broaden my horizons to help limit the possibilities I miss something. 

Have there been any special assessments in the past, or are there any red flags that could indicate a special assessment on the horizon?

I have some funds planted in an S&P 500 fund but with my horizon being early 2020 I am getting a little weary about losing principle especially with so much fluctuation in the market. 

I see the Calgary and Edmonton markets as quite stable, with modest rent increases on the horizon.

Many are worried about rent control laws on the horizon in their area capping income potential while imposing more laws on upgrades an standard of care to the units.The ones that still want to own in CA that I have are buying excellent dirt with the chance for high appreciation over the next few decades and the cash flow going in is minimal. 

I agree, there’s a ton of opportunity and in my opinion, even more opportunity on the horizon but I do love everything that Denver has to offer in and out of the industry.

Nicer weather year round, nicer beaches, cleaner, fresher air, and TONS of growth on the horizon.

Who knows, there could be something even better on the horizon....
