I have observed a decrease in both occupancy and rates over the last couple of years as lots more supply has come online.

@Scott Hollister, most on BP might dismiss your question as preposterous but having been on the receiving end of such an offer I can comment on my observations. 

11 - Rearranging the kitchen (see 8), allows you to move the WH too (see 6), which gives the smaller bedroom a WIC, and the space where the current closet is becomes floor/wall space for that bedroom...making it bigger.Just a few quick observations.

In other words it's a guess.There are several sources of data, but in real estate, unless actual owners are contributing to data, then it will be compiled by survey, or by third party observations like Realtors.

Just an observation; if their lease is for $2500/mo. thru July 2017, That is price you should be advertising in order to "replace" them.  

You would have to sit on that block to observe it.
