With your goal of skimming some of the profits from your LPs, again, I would recommend setting up a fund of funds and investing through that.

If you do it yourself it isn't overly hard to do but is time consuming and if the building is old you may have some skimming to do after scraping.

I did not know in Washington state the anti-equity skimming laws passed in 2008 made 90% of what I paid to learn worthless to me because I couldn't practice these methods in Washington.  

Having jumped into the deep end of the pool, I am exposed to all of the agents that skim off a real estate transaction: real-estate agent, loan originators, attorney/title fees, appraisers, etc.

And yes, I thought of asking my family for financial input, @Max Fisher, problem is...my extended family is so fraught with troubles and fragmentations, that I wouldn't even ask them to invest in a cartoon of milk with me.

Here the real estate commission has weighed in on equity skimming and they have made it clear that agents risk their license by participating in deals like this.

Maybe so, but your thinking like a savvy investor, not the seller, milking every dime out of his asset, especially in a hot market.
