I would suggest reading up on the fundamentals of the REI craft in a book like Gary Keller's "Million Dollar Real Estate Investor" (and there are many more good ones out there but that's just the one I've read), and even a precursor book like "Rich Dad, Poor Dad" to get a firmer foundation of general financial acumen, and then once you get a general idea, strike out and buy a property.

You can craft a nice letter and print and send really quickly and that will most likely be the most efficient/cost effective tactic until your list is larger.

I get that people don't take the time to learn the craft.

I used to do IT sales and for whatever reason, crafting those emails were a lot easier than this sales letter (maybe I'm just out of practice).Question: I've seen multiple people recommend putting your URL in the letter so that they have a different way to reach you as some people are too shy (or whatever reason) to pick up the phone and call you.

Great job, keep it up and refine your craft, improve as you go and keep track of all that you do via a log of some kind or database.

Honing a craft or hobby or anything else in life worth doing requires mentorship.

If you are targeting an area with older residents, a well crafted yellow letter might work.

Both of whom get paid for their services, having spent years of their own time mastering their craft.

It's just a matter of being committed and consistent at perfecting the craft  whats the name of their company and what markets are they working in ??
