Direct mailing Campaign - poor results.

Hi

Dear Bigger Pockets community  i started a Direct Mail Marketing campaign a month ago in North Miami, FL.

I've achieved some poor result (0.3  % response rate ) and now I'm trying to figure out what is the cause?

Poor market, bad mailing piece or Address list?

1. The market of south Florida is a HOT one right now, Ok i got that!,  but after sending 1200 cards in 2 campaigns i got only 5 calls (COLD LEADS )??? NOT even one angry person!

2. The mailing piece is one of GO BIG printing Cards, with some twists of course. The card pretty much says:  call me if you want to hear my offer for your house,  i pay all the costs if we do the deal.

3. Address list source: Listability. The old and good High equity, absentee owner list.

What would you guys do in order to get a better return on investment? I will be honored to get some advice here, so UNLEASH the BP brain power!!!

Thank you.

I've never been impressed with the data at Listability, or the use of Postcards. The card itself is fine as far as cards go...looks like a direct rip off of www.yellowletters.com

One drop of 1200 PCs to sub par data in a hot market....I wouldn't be expecting huge returns. Marketing is an investment and investments carry risks.

Over all, I'd say that the problem here was not going big enough to get the door open. Hit the list a few more times, be persistent and consistent with your marketing, and the door will open. Instant results are RARE.

Kudos to you for getting something out there, just try not to trip over the pennies on your way to dollars. I'm sure you would rather be on the other side of the closing table cashing a check than saying "Woo-hoo, I saved a couple hundred bucks"

Just sayin'.

Jerry it is... nearly all of their pieces were stolen from my site.

As to the card... I use a very different one... That said a motivated seller only cares about two things. BTW I dont think you look unprofessional by sending the card.

  1. Selling their house
  2. Getting their money

As to the list.

  • 30-100% equity
  • 5 year + ownership
  • SFR
  • 2/3rds median
  • no trusts and corps

As Jerry Puckett mentioned this is a long term approach.

All of this said I have to ask...

Did you use your name on the card? If so IMHO that is the problem.

Additionally, I dont like driving people away from the phone by saying to go to a website. While there they will just google house buyers and your marketing dollar just benefited someone else.
