I still listen to podcasts to and from work and block out a specific time each day to browse the BP forums.

My current RE investment plan focus entirely on cash flow and NOI but after browsing through at least a hundred properties (SFH, MFH) in multiple markets all over the country (Seattle, Denver, Las Vegas, Austin, Dallas and Houston), I realize my final NOI will still probably remain under 6% at most 7%.

I would think that the kind of buyers who bring cash offers and get in bidding wars are often the type to have their realtor bring them options not the type to browse the listing site themselves.
