Most front load machines are HE these days and they are more water and energy efficient than the top load HE models.I gave a top-load HE laundry pair to my parents in December - my mother is a seamstress and long-arm quilter and needs the ability to soak items in the washer, so a front load is not an option for her.

The PM i work with, lives in town, went to the college in town, mother is in town and part of the PM team and knows the town inside and out. she also used to work for one realtor doing PM and then left them to open a PM business with another realtor, and i was one of the first to sign with them. i have no problems with my PM / realtor at all, she makes money with me, buying ,selling and managing and she works with me. she is a valuable asset to my team, so we help each other out, but i do watch every bit of what happens from statements, contracts to lawn care on my properties, i keep my places as if i would live there, and that helps get me my rentals. the leases are signed for a year, so they are a yearly turnover, but do know i have some groups of students re-renting for next year.

It was my mother-in-law who was in a meeting with her accountant and over heard him saying his Aunt passed away and he needed to offload the condo from Denver and didn't want to deal with the headaches of agents, cleaning it out, and doing any maintenance to show it.

How about creative ideas in financing for wholesalers when sellers throw out different scenarios (upside down, foreclosure, they don't know what's owed, this is my mother-in-law's and she is incapacitated, etc.)

I was recently talking to my mother and she warned me that her best friend (who is a real estate agent in Lodi Ca) was telling her that she thinks there will be another burst in the housing market as soon as 2018.

Her mother works for the athletics dept at the college as well, she speaks to athletes daily who complain of the lack of rentals available at the growing school.
