Every state's laws are different as far as what they acknowledge when it comes to entity structures and how they're treated in the event of a lawsuit. 

I've read numerous ways ate acceptable.Personally serving and having them sign an acknowledgement.

I would add a clause similar to this:"Tenant acknowledges and agrees that the Landlord has provided a washer/dryer for Tenant use.

Be sure they read and sign a copy for your file, and send a copy when you acknowledge/confirm an impending move-out.

Sometimes escrow will ask for an Amendment to the initial/A-to-B contract for seller to acknowledge that the buyer is changing.

I will say that by doing things this way I end up "talking" to far less people because most did not read the ad and by texting this I am having them acknowledge they are OK with all of this.
