New to it and have questions

I got the buyers first and what to say on the phone down. For realtors that can double-dip, they take care of all the contracts. I just send my requirements to the realtor to put in the contract right? From there...find a buyer. Send a contract between you two and they sign and send back to me. From this point.... what happens? We wait until realtor sets up Title company meeting and I assign over to the buyer? 

Sorry, just trying to map out everything before I attempt this. Thanks for anything you can help with!
