After the tenant left, I observed couple more damages.

I went to a couple of "REIAs" in my area and observed the MLMs (multi-level marketing) to see what they had to say.

Following my observations- Meets 1% Rule- 6% CAP which seems to be good.- Does the purchase price include any rehab, capital cost , closing costs.

From my observations it seems like the crash of 2008 didn't really hit this area until around 2011....is that about right?

Ya, the good thing @Andre P. is being a fourplex ill be rehabbing in cycles so the other 3 will observe more, but ya thats a good idea.  

In any market I've observed buyer's pay a premium for a fixed up property.  

I haven't gone through it all so right now I'm here to just observe and absorb any knowledge  I can.Have a great day everyone.Alberto

I'm no economist so no predictions here, just observations.

In both cases they were happy to introduce me to all the available team members, walk through the processes that make up their business, show me available before during and after houses, and share the direction they are aiming to go and what they are doing to go there.I also visited with several other Turnkey providers in the Memphis area and appreciated all the knowledge and experience shared: Curt Davis, Jeremy Veldman, Alex Craig, Craig Jennings, and a special shout out to Ryan Tucker who happily spent a whole day with my wife and I showing us several of the transitional lines between neighborhoods as well as shared decades of observed knowledge from a real estate agent/investor perspective (also introduced us to Corky's BBQ).
