Inbound marketing is the key.

Because we are in California and not just any part, we are in a city that has the most tourism and vacation.

Basically one is in the service industry (hotels and tourism), own a business or came with money.

The town has been slowly growing as the commercial center of the region for some years and is in construction on a sports-tourism complex and a casino-hotel.I would finance the needed rehab with the equity, inspectors and contractors have already been through it for a prior offer and given the needed work a thumbs-up. 

@Rashid KhalilI own a few short term rentals myself in Tampa and think Tampa is a great market because of the consistently that is driven by the different types of tourism.

Although it is changing, we still have a lot of lower wage jobs due to tourism, hospitality so always a plethora of renters.

Coastal counties have little economic diversification and the millage rate reflects that tourism is IT. 

Summers are hot in terms of tourism and winters are cold.

My personal opinion that, even through a downturn, the cost of living in Murfreesboro is much more reasonable, when compared to Nashville, and I feel Nashville offers a variety of different businesses/companies (auto/music/healthcare/education/government/tourism) so that it is not dependent on a certain stream of income.
