Questions about SW DC for research

Hello,

I am an investor in Philadelphia and I am doing some research on a pocket of our suburbs that houses our MLS team. The team has a development plan for the neighborhood that is very similar to the one used for Audi field. I am trying to understand that area of DC (is it considered southwest dc?) more to see what kind of impact it may have had on the housing market in the immediate surrounding area.

I know absolutely nothing of the area and I'm curious as to if it has always been a nice area? has it recently become nice? What kind of people live there (income, employment, etc.), did the stadium have any type of impact on the area? Any info or insight on what to research would be a great help.
