As a former Active Duty Army Officer, I had the opportunity to invest in properties throughout the southeast since 2008.

I have been mostly interested in the lakewood area, and east , south east of lake wood. i have reviewed the guide below and am always open to input and other people's valuable opinions.  

In the southeast corner of Georgetown there is a small community (two streets) of new luxury duplexes under development.  

In Southeast Michigan, where we do our business, we have plenty of clients from the coasts who have found properties SF and MF in that 150k and under range.

You've alluded to cash flow, so if that is your objective, I would look more at the Midwest and Southeast.

In regard to our value add strategy of increasing rents, we are investing in other areas in the Southeast.

I’m a newbie from south east Idaho.  

Multifamily Construction lenders I've dealt with in the Southeast will not lend on the land or the soft cost.

Or maybe it's just natural seasonal depression, but the potential for tens or hundreds more STRs in the city is something to consider.I'm currently in southeast Asia until early February.

But I wouldn’t think areas like Ft Myers or Naples or Tampa or Southeast Florida would have much rentability in the summer as the winter is when people from up north look to rent vacations in Florida.
