If you find it that when combining your traits that they overlap or are still missing a trait, it may not be a good fit for a partnership.Don't choose him as a partner just because it is convenient but because he has a trait that you do not have.Regarding LLC's, unless you are looking for charging order protection or anonymity, getting a CA LLC may be the most convenient, efficient approach.

If you set up your LLC in a state such as Nevada or Delaware that provides anonymity, that anonymity will be lost once the LLC foreign files to do business in California.I would not recommend a series LLC.

This also can offer you a level of anonymity and privacy by removing your personal name from public record on that property, if created correctly.

Otherwise it has to be "registered" with the state and it's just a whole bunch of extra paperwork, etc.The best practice I've heard is individual LLC for each property, which are in turn owned by an "umbrella" LLC from Delaware, Nevada, or Wyoming for the purposes of anonymity.

I have done a fair bit of research and have even been on a strategy call with a company that specializes in this specifically to maintain anonymity and keep personal property and business separate.

One of the BP members mentioned creating an LLC and PO Box to preserve anonymity - that's a good idea too in that it insulates you from any unwanted visitors. 

I work with and for investors, I run reports and analyze deals and work on behalf of buyers or sellers who would like to remain anonymous.

The fifth pillar is owning everything anonymously.
