Hello, my name is Kate and I am a native of the great city of Pensacola. I am a "young senior", just beginning my real estate investing career. I am semi-retired, somewhat ambitious, and very motivated to learn all I can to flip distressed, probate, and tired landlord properties - and - hopefully find a few "notes" to sell - just for starters.

I need to enhance my retirement income, increase my charitable giving, and help some family members financially. I hope to accomplish my first "flip" within the next 3 months. I believe the best ways to do that is to find a "mentor / coach" as well as partnering up with another "newbie" or a more seasoned investor (for joint venture deals) who needs someone to help with errands, appointments and other duties with-in my capabilities, so if you are available to coach me and allow me to accompany you on visits to potential property evaluations and hopefully seller negotiations & closings, I would love to meet you for coffee sometime and discover our options.

If you are a newbie investor in the Pensacola area and would be interested in combining efforts with someone, I would love to get together with you and see how we could meld our resources & talents to move forward more quickly with our goals.

I have a few quality contacts in the area and the proper forms/contracts to use for property evaluations, seller negotiations, etc.

I am a non-smoker and prefer to interact with the same.

Our area was hit hard by the financial crash but real estate values are back on the rise. There are plenty of opportunities in our tri-county area and L.A. (Lower Alabama).

I am excited to be a part of the great Bigger Pockets community and am looking forward to a Happy & Profitable 2016!

Welcome to BP and to the area. I'm a wholesaler in this area and as @Tom Waier mentioned I too am part of the local PIG group. We meet in Pensacola on the second Tuesday of the month( so last Tuesday) but also the 3rd Thursday of the month at the emerald coast convention center in fort Walton Bch.
