It's a trial and error process with contractors for sure.  

I know it will take some time with trial and error but I feel like I have a good PM system to hit the ground running with thanks to so many BP members advice.

Like alot of things in life it easy to make excuses why you shouldn't do something or should wait to start something until later (investing, dieting, exercising).  

The truth is, you could read 100 books and still not know enough because certain things need to be learned through trial-and-error.

My PM's will use short leases in the winter often just a couple months, to get a renewal in spring/summer, then entice the tenant with  it as a "trial" or "test out" period to see if they like the location and property. its all how you sell it.

I studied, prepared, studied some more, and did trial by fire with getting into my first BRRRR project.

There is something to be said trial by fire, and I can attest I was very lucky for the first couple of years, but I had training as a PM and learned how to operate properties properly.

I'm doing a trial right now and writing letters but I'm not sure if I can get the same information somewhere else for cheaper. 5.
