My PM's will use short leases in the winter often just a couple months, to get a renewal in spring/summer, then entice the tenant with  it as a "trial" or "test out" period to see if they like the location and property. its all how you sell it.

Thompson's Process Service: • 5-day notice is $35 to serve • After the 5-8 days are up they start the eviction which includes: Getting court date and serving notice $139 • If you aren't able to make it to court they have an atty that will go for you for $50 for each time he has to go • If it goes to trial the atty fee is $250
