I bought a single family house in NW IN and recently almost completed the remodel. Tips on finding quality renters and renting it fast? So as not to keep loosing money on the house? Experienced landlords please share your strategic specific steps to start getting the rent. What do you use as your leasing contract? Marketing and best sites to list your house on? Ways to find good, possibly long term renters? Tips on renting without delay? Thank you!

There should be more than enough info on BP to answer all your questions with simple searches. Just take your time learning your state landlord tenant regulations first. The search for quality tenants and fully screening those applicants is not a race. The last thing you should be concerned about is "fast". You have only one opportunity to avoid bad tenants and evictions. Take your time and do it right. If you are really lucky, in a hot market, you might find a tenant for March otherwise you should be seeking a tenant for April. Keep in mind applicants must give notice to their present landlord based on your state regulations. Confirm that they are not breaking their lease.
