@Gary BahlI would give one of your agggresive young male tenants a high output tazer gun .For every bum he finds and successfully tazes in the common area I’d give him a 50$ reduction in rent .

And of those a only a few will go and build a team and aim to net a million (as outlined in Gary Keller's book Millionair Real Estate Agent).

I’m in sales and I’m not saying I can’t speak in front of people it’s just the thing that can help me out the most that I enjoy the least so I’m a big Gary V fan so I know there’s some amazing real estate investor on BP right now that loves to get in front of people and talk and wants to double down on their strength.
