@Stephen Valder,Your  solution makes a lot of sense, but in the case you mentioned, you likely had to declare gift tax, as the amount gifted looks more than the annual exclusion allowance. 

I have interviewed a couple of them so far such as The Trinity Group at HER Realtors, ERA Real Solutions Realty, Northpoint Asset Management, Columbus Property Management Pro's, Golden Gate Real Estate. 

This is sure to happen.What is needed is a quality white label service at a decent price point that is coupled with lead generation and legal support. 

I keep reading and can not figure out a clear solution that keeps me covered legally.

Working on a rehab project in Downtown Nashville and having a bit of trouble coming up with an HVAC solution.

However, the Verizon rep did warn us that if internet service is slow in our area (which in general it is), that other households may also rely on LTE hotspots as their main internet source and this may slow down service all around :(  I guess this is a temp. solution until we get Comcast internet installed (or AT&T internet improves from a current snails-pace of 3 megabytes per second).  

Super familiar with Docusign (I use pandadoc for proposals and agreements in my core business) and other e-signature solutions, but am much more interested in getting an online lease solution. 

Splitting the bill is not a great solution - there will be finger pointing over usage no matter what. 

Best solution to that so far is growing strong relationships with brokers.
