I did a quick mockup of some curb appeal, but I think it's over kill for the neighborhood.It is a "Cute" house on what looks like a nice wide lot, or an empty lot next door (that looks like a jungle of mosquitoes and snakes).A little curb appeal goes a long way on some of these lower end homes, but the neighborhoods tend to be "Worn" and it not worth it.

However, they have figured out the 'game' that they can buy off many problems rather cheaply, they tested you and you took the bait.This is the same disgusting screw the next guy mentality like 'cash for keys' promoted by low snake in the grass 'investors'.

I haven’t had the experience (I’ve had 1 backup I covered out of pocket, one failure I also covered and two toilet supply line floods (make sure you’re stainless supply lines are braided and don’t look like snake scales or knights armor.)BUT, I have found more and more insurance companies trying to charge more and more for each thing they are covering.

Our plumber does give us a description of the blockage or issue and we screen this for tenant responsibility- ie superman was snaked out of the toilet, cat litter was dumped out of the now unusable garbage disposal (also interesting in non pet friendly properties) and we will pass that charge on to the tenant with appropriate explanation.
