Usually families live in a property longer than college roommates & caged rats are better than big dogs (strictly from investor eyes no pun intended) as far as property maintenance goes.

And you're correct: it would be a miracle (lame pun intended) if two lawyers agree on anything related to asset protection.

Your market should be heating up by then (pun intended) and you can find a long-term tenant at market rate.

Of course, sometimes, there are certain aspects that can come out of the woodwork (no pun intended) after the deal is closed, that is beyond anyone's control.

I'm closing on my first air bnb in a few weeks so I don't have any firsthand experience yet, but iIn my humble opinion, charging for food with leave a bad taste in their mouth (no pun intended).
