At least around here, finding a 70% deal is like finding a needle in a haystack.

You'll need good credit and a decent down payment (20-25%) to do that if you just use a conventional NOO loan.Finding a house on the MLS that the seller is willing to lease option to you so that you can sandwich lease option it to your buyer is going to be like finding a needle in a haystack.

I have come to the conclusion that finding an owner of a building for sale is like finding a neelde in a hay stack.

They can be harder to rent and have a higher vacancy rate and maintenance cost.They also tend to be very management intensive so you need to do it yourself or be willing to sort through the haystack to find the needle.Quality management is absolutely essential to be successful with these types of properties.You either need to know your investment area like the back of your hand or find someone else who does, stay out of war zones and cherry pick the others street by street and block by block.Don't purchase to many to fast.Stick your toe in first and check the waters before you jump in with both feet.

It seems like it will be a lot of fun to go through their numbers to see if we can find a needle of value in the haystack of mediocrity.

The current investor will fix it for about 80,000 since he has his own crew .He’s turning it into a 2bed 1 bath upper level With a 2 bed 1 bath lower level.You won’t find these on the market, only through networking , marketing and negotiation They are essentially the needle in the hay stack 

Unless you find the "needle in a haystack" in a major market with the proper zoning in place, it is just not worth the risk and the brain damage.
