Personally if you are looking to grow in real estate going the traditional method/way of getting good properties under agreement with traditional financing will get you to where you want to go faster than trying to find all the needles in a haystack.

Finding great off-market deals can feel like a needle-in-a-haystack challenge.

So its either all cash, findings those needle-in-a-haystack lenders, or would need to be some other creative structure

While I started with arbitrage in 2016 I no longer find it to be a viable strategy, or at least it is finding a needle in a haystack.

It is like finding the needle in a haystack.

Purchasing a “distressed” property and “repositioning” it requires significant capital for improvements, build outs, holding costs, maintenance.In looking for that “needle in a haystack” slam dunk great deal you’re competing with very knowledgable, greatly experienced investors with the cash to make no contingency offers and close in a few days.  

It's still a needle in a haystack area.

Finding good deals here is like finding a needle in a haystack.

But given the state the areas are in its increasingly difficult so I'm biding my time.In the mean time I wanted to start STR arbritage, at the same time I will still be trying to own a property, but I want to be proactive rather than wait for the bidding wars to calm down or find a gold egg in a ..haystack?

So I guess its just needle in a  haystack these days and frankly at least for us there is better use of our time.
