I've never had a problem with the seller not moving out personally but it's good to have protections in place if that happens such as a stiff charge for every day that they stay past the lease/PCOA term.

Just make sure it's an actual team that meets every day and has team signage and not a downline group at a cloud brokerage that just wants to get you there and then never talks to you again.

Plus I need something to do everyday :)  so doing deals is my thing.
