If STNL and tenants pay the taxes it can still affect their ability to operate the business and be profitable with all in costs.For MTNL the CAM above base rents lots of single operator to mulit unit inline retail tenants cannot absorb high property taxes that pushes their all in rent with cam too high to stay open.

If a NNN property had more robust CAM expenses that a landlord had to manage and bill back to the tenant and multiple tenants, then a property management fee would be more applicable.

You would do this by running out the remaining lease obligation (rent, CAM, reimbursed expenses, etc), and discount it back at a specified discount rate.

It didn't really make intuitive sense that we as tenants would be responsible for paying the taxes, insurance and CAM of the property owner but we figured that if it were really only a few dollars a sqft we could live with it.But our experience has been that triple net is far more than a few dollars a sqft.

The strip center you are talking about is triple net and you have the base rent and then CAM re-imbursement to the landlord.

Before you cam be a member the bureau will basically vet you as to knowing what you're doing, fair credit reporting practices and the nature of your business.Unless your rents are collected by a member property manager as Steve mentioned your only way to ding credit is by the eviction process which is picked up through legal notices as Bill and Duncan mentioned. :).
