Mid term rentals are some what of the odd man out when it comes to DSCR guidelines.There are guidelines which utilize short term rents, and guidelines that utilize long term rents.You can use the projected income on a short term basis to qualify for the loan if the number work right.

Find 3rd party ways to verify the owner and employment as described. it would be very odd to have both an employer and landlord in two different states thousands of miles away that share an area code with the perspective tenant that is not in the market the home market of the PM or the employer.

If you are hiring a one-man shop, the odds of that one-man being able to put the effort needed into all the areas needed across 50 or 100 units is very rare, much better service with a team that can take 2am calls and deal with villages etc.
