I would always encourage everyone to get prequalified first to know what terms they face at the end of their BRRRR but since you have executed on this property with a partner I would highly recommend seeking a portfolio/commercial style loan for this one. 30 year fixed rate should be your target and usually between 70%-75% LTV is the norm.

The properties should be similar in style, design and size.If you have a payoff amount of 80K and you refinance for 100K, the 20K delta can be used for whatever you want to use it for.

You could explore another government style loan on the other properties, like Fannie Mae or Freddie Mac, but they would also be 1 loan per property. 15% down minimum though on a single family home.
