Listen up, everyone on this thread, the PM is NOT responsible for eviction costs just like they are not responsible for maintenance costs or any other costs.

If the leases are under market, it is your responsibility to reflect that in the your offer.

I always encourage them to house hack, or at the very least move into the property they're buying if it's SFH to get a lower interest rate and lower down payment. 9 times out of 10 I get the response of "I can't do that for X Y Z reason" Which always can be boiled down to some version of "I like my current lifestyle, I don't want to change my status quo." 

My contract does specify that everyone on the lease is responsible for paying the entire rent.

Thank you for all of the really thoughtful responses. 

I find it so much easier to put all the information that could change over time into a single listing location and then have my auto & manual quick responses use [short cuts] to that information.
