Ground Up Self Storage Development Question

My family has a 0.5 acre piece of property in Austin, TX east of 35 near the old Mueller Airport. We are considering developing it into a multi floor climate controlled self storage facility.  I need guidance as to where to even begin the due diligence on such a project.  Any recommendations of people, books, podcasts, etc. that I should be learning from?

@James Walker I would start with planning and zoning, assuming you've done that part and/or feel likely you can get it approved, then I would pay for a feasibility study from a neutral 3rd party.

Bob Copper at Storage 101 is who I'd recommend on whether the site makes sense for adding storage to it. I'd probably get multiple feasibility studies before engaging a bank and/or spending any money on the actual project.
