Mostly just time wasters and no real motivation, but I am hoping that I plant a seed and someday when they have true motivation they will call me.

Sorry Michael... mine has your beat... it drops seeds in my front yard which quickly develop into money trees.

new paint, carpet, deck, new grass seed and landscaping to get the curb appeal, finish the basement with new framing, electrical, drywall, paint, trim, everything.

I think it will plant a seed in her  mind that the property is actually worth more. 

So if you have a 401K for example you are not taxed at the beginning (or like the book says on the seed), but taxed when you go to pull the money out usually at a higher rate (on the harvest).

One realtor sent me flower seeds a few weeks back with a catchy phrase like "Its time to Spring into action!"

I would begin by selling some contracts on houses and use that money as your seed to buy, fix and sell.

Thats the reality, you gotta put in the work, plant the seeds, and be patient.
