But it won't...they have bigger problems than Short Term Rentals..The NYC government creates a housing crisis by enacting rent control/stabilization legislation, and then when the crisis occurs they further hamper the market by restricting rentals.  

Dodd Frank legislation passed in 2010 requires lenders to verify income on consumer loans.

Government needs to stay out of legislating the way owners heat and cool their properties.

Also stay away from high rise condos as recent legislation is forcing condo boards to fund reserve accounts to 100% of repair value..  

This phenomenon caused the Philadelphia City Council to enact legislation that forced the Philadelphia Register of Deeds to enact a new policy that they send notification of transfers to the grantors, just in case there was a fraudulent transfer. 

These investors who are accustomed to STR cash flow are looking for markets where they can move their money where legislation against STR's will likely never happen. 

I am not sure on what the penalties are or how they would legislate against whole salers but the illegal part of wholesaling is two fold and both the board of realtors chair and the attorney said the case could be made two ways. 1: They are selling a property that they legally do not own nor have rights to.

You should know that Maryland and DC are considering laws to reglate "Wholesaling"  You wouldn't believe the amunt of legislation that is being pushed that is aginst what we do. 

Breckenridge is set to pass legislation that is eminent.

I know that new ADU legislation just passed, and will take effect January 1st, 2020.
