I personally don't think the brick is a problem (assuming it's structurally sound and in good shape)...I just think you need to power wash it, seal it, and install some gutters.Once you install guttering, your brick will look much cleaner because it should eliminate or minimize the splatter caused by rain around your foundation.With the new gray paint, and white trim paint, I think the brick will look a lot better.I think thats the cheapest and easiest fix...and if you don't like it, you can always paint it next year...

But it can be a very gray area or not accepted at all with some brokers because they don't like wholesaling, they might feel like they're missing out on their cut of the deal or they don't want issues down the road while others could care less if you operate as a wholesaler.

If the device can be dual-managed, that could be confusing on who is supposed to do what, and you get into privacy gray areas with landlord/tenant laws.Hypothetically, you don't want to be liable for identify theft of a tenant because you failed to apply security patches or because you didn't train the tenant in how to manage the device.I do use smart smoke detectors in my home & rentals, but it's because they are less likely to have nuisance alarms.
