Margins are too slim for this where I am located (Baltimore, MD) but could be an interesting idea if its a very high cost area or large house.

There are really slim pickings and there are always bidding wars. 

Good points - I do agree, 10% coc is slim considering unknown in 5yrs w/ balloon.

However, like @Chris Seveney and others have pointed out, things can go south if you can't get tenants and if your margins are slim.

I am in bay area california and been an active investor for the last 8 years .My investments have done relatively well but chances are very slim you will come across some great deals now in this hot market  .

On the positive: equity pay down, rent and property appreciation, tax benefits).My view as old school is this “deal” is too slim for the effort of residential RE.  

The market in Dallas area is super competitive and the multi-family options are slim.
