It completely depends on what you are wanting to do and achieve.

Simple...you should test the approach of achieving the goal to bid offensively low (if on AdWords) to get as cheap CPC as possible so that we can get as many clicks and leads for our budget that is physically allowed.

With mortgage interest rates at 5% and the opportunity value of cash at 10% a so called investor is paying $2 to achieve every $1 of artificial positive cash flow.

I had a similar mindset as you and in trying to think through achieving the scale I wanted I realized the cash for DPs was incredible.

You would need annual appreciation of about 2% to achieve that.  

In the end all you will achieve is to lose money.

That projection might just be a reflection of their inexperience and it might not be achieved.
