Playing god with your money means that you (and I mean you, not me) have a specific set of rules you go by when it comes to your money, but when someone asks you for a favor that pertains to your money, or when someone tells you a sob story (like their son was murdered) then you 'play god and deviate from your set of rules.The following is what I call my Chicken Poop statement that I tell tenants and I think this is very powerful and you you get to use this statement, immediately, as soon as your tenant gives you a clue that he (or she) is not going to pay the rent.

I never hear of a law stating that a property owner or manager needs to give s notice stating that there is a change of who is managing the property, but it makes sense that a property owner or management company does give such a notice so the tenant knows who they are supposed to legally answer to and so the tenant knows who is authorized to enter their rental unit, but since you are the owner I don't think a 30-day notice should be required and a certified letter giving even only one day should suffice.As soon as we have any issues with a tenant that pertains to any type of entry problems, laws, lawsuit, or verbal argument we tell the tenant that all communications must be in writing whether through text messages, letters, or notes on toilet paper.In 2001, I made a promise to myself that I would never let a tenant get me emotional or upset and I have stuck with that promise.

Obviously, if I started my business In March 2021, then I put a label on the folder saying Bank of America -  MARCH 2021                 Month 1 This way, if we are dealing with another back account we know what bank this folder pertains to.Inside the folder for Month 1 is:1) Bank Statement2) We enter every record on the bank statement into our database that I created.

If you have all of your properties under separate LLCs, then if someone files a lawsuit pertaining to one of your properties, the rest of your properties will not be affected by the lawsuit.
