Do I need title insurance?

Hello, this is my first post! 

My friend has decided to gift me her property, this will be my very first investment property. There is a longish story behind why she is gifting to me but none of those details pertain to this post so I will exclude them unless people think it's necessary information. The property at one time was owned by her parents. They then did a quit claim deed transfer to my friend's name. The property deed is now under my friends name (solely) but the mortgage remained under her mom's name. The mortgage was recently paid off in full. Do I need title insurance in this case? Any help would be great.
