Best Areas in Washington D.C. for AirBnB

Does anyone here do AirBnB in the Washington D.C. area ?  What are the best areas to do this in ?  Are there any local laws pertaining to AirBnB which I should know about ?

I normally specialize in 55+ senior citizen SFR rentals in Florida, but I live in Maryland (Eastern Shore) and have some interest in having a place in Washington D.C. I can use when I want to, and then rent out as an AirBnB the rest of the time.
