Call the jail and ask when you can come visit him.Go there and ask him when he will get out.In the mean time feed the cat Purina Cat Chow...and change the litter once a week.Make sure it has water at all times (milk gives them diarrhea).

He would even travel to Philly for me sometimes if I had an emergency with a rental.The work he has done for me ranged from painting entire interior and exterior of home (his father owns a painting company), venetian plaster, skim coating, taping, installing appliances, etc.

Do you see 1031 buyers and or institutional investors that are buying these NNN deals digging that deep into the franchisees financials, or do they just skim the surface looking for sufficient liquidity?

Too easy to start skimming off the top in small mom and pop management companies.

They do not milk the bank for a few more months of "free rent".

There certainly has to be a balance between "milking" a property and finding ways to add value.

The tenant that see you as a rich guy to be milked is a bad tenant.

You never want to be 100% occupied because that's like being a convenience store with no bread or milk.

Vehicles depreciate but sometimes you can milk some low interest money and value out of them to put into lucrative endeavors if timed right, and not wasted on unnecessary things, haha.
