Gas and water expenses for duplex

Hi everyone,

Quick question. I have a duplex with one furnace and one water heater. I don't charge my tenants for heat or water and during the winter months it really starts to add up. 

Do you pay for gas and water at your duplex or somehow have tenants pay?
