to answer your questions:1. yes2. because the cash flow adds up after you buy multiple properties (particularly ones youre in under 20k paying 1000 a month) and I enjoy A. working for myself and not some corporation trying to kill me while paying me as little as possible B. being able to determine my own income C. telling anyone not liking what I do/how I do it to go straight to hell without passing go or collecting 200 dollars.

The client can refinance with a non - QM loan which is a bit higher in the 5.75-7.25% range if it makes sense or try to fit in under the "extenuating circumstance rules for FHA/VA/Conv financing after CH7 BK which allows reduced time frames as low as 1 year but its very difficult to qualify for EC unless you can document it very well (the incident has to be viewed as a one time event that caused the EC.What is the rate of this private money note that you're looking to refinance?
